AFI City Zmaj Opening Ceremony

In the spirit of that which it represents: a modern and innovative business complex of the future, AFI City Zmaj – a new, spacious business park designed to cater for young and dynamic companies and developed to meet all the needs of its future tenants – has been officially opened, with several hundred of the most prominent members of the city’s business community and the media in attendance.

With its new project on the site of the former Zmaj factory, AFI Europe Serbia – as one of the pre-eminent investors on the real estate market of Belgrade and the region – once again confirms that it possesses the knowledge, strength and expertise required to rejuvenate neglected locations and place them prominently on the map as new landmarks of Belgrade, as it has done with the Skyline residential and commercial complex, the Business Garden office building and business park Airport City, the city within a city.

AFI City Zmaj will be extremely adaptable to future changes in the sense of contemporary office space, as well as the needs of young and highly efficient international and local companies that are always striving to be a step ahead of the competition.

“Location, location, and location – these are the three rules in the real estate sphere, but we recognised that Gen-Z seeks more. They want an environment in which to do business that is comfortable and offers numerous benefits, focusing on the philosophy of sustainability and ecology in every sense. And AFI City Zmaj has it all,” announced AFI Europe Serbia CEO Adir El Al.

And the new business centre really does have it all: electric vehicle chargers, eco-friendly materials, energy efficiency in heating and cooling systems, reduced water consumption, but also additional contents accommodated along an avenue of intentionally preserved plane trees that are around a century old. All these characteristics and advantages have also led to this AFI Europe project being presented with the prestigious LEED GOLD certificate.

Following completion of the first phase of construction, 30,000 square metres of functional space in two five-storey buildings, with over 400 parking spots and additional amenities like an outdoor gym, creative corner, chess tables and outdoor table tennis, are now available to future tenants. This business park is extremely well positioned, in a part of Belgrade that has ideal direct connections to the motorway and is just 10 km from the airport and 9 km from the city centre. Another special advantage of this location is its close proximity to Zemun railway station, which is just 100 metres away from the business park. The frequency of regional and local trains, such as those of the Beovoz suburban railway system, means that travelling from AFI City Zmaj to Belgrade city centre takes just seven minutes, and in a way that is economical, eco-friendly, fast and free of traffic congestion.
