Czech industrial developer CTP has announced plans to develop CTPark Belgrade Centre, which it claims will be the largest warehousing park in Serbia.

The company has acquired a 27.5 ha site close to Belgrade city centre for the construction of CTPark Belgrade Centre. It will comprise 130,000 sqm of leasable space, making it “Serbia’s largest logistics and technology facility,” according to CTP. It will be situated 6 km from the city centre, 2 km from its New Belgrade district and 5 km from Belgrade airport.

“Logistics property is in massive demand due to booming e-commerce and there is an under supply of available space on the Serbian market. Over 80 pct of CTP’s new business is done with our existing 700 clients and several of those are now ready to expand. CTP Belgrade Centre will be constructed in two years, but 40 pct of the space is already pre-leased to our tenant Tehnomanija.”, said Vlatko Djuricek, CTP’s country head for Serbia.

Tehnomanija, a leading domestic retail and e-commerce consumer electronics chain, has preleased 50,000 sqm in the park. CTP is scheduled to hand over the space in Q1 2023.

CTP is the Serbian logistics property market leader with five logistics and industrial parks in a total size of 355,000 sqm of leasable space.
