A former industrial zone near Pančevo Bridge is set for transformation as Delta Land, a new multi-purpose complex planned by Delta Holding, enters public review.
Spanning nearly 160,000m², the project would introduce 1,450 homes for around 3,700 residents, alongside 48,000m² of commercial space and 2,500 underground parking spots.
The centerpiece? A 75-metre tower designed as a subtle nod to the site’s historic smokestack — once part of Belgrade’s cotton and meatpacking industries.
Though the area holds no formal heritage protection, Delta suggests some existing structures might be integrated into the new design.
Most buildings will rise eight storeys, while the high-rise may offer a public lookout point.
With a new tunnel and metro reshaping nearby transit routes, Delta Land aims to become a vibrant new urban quarter — blending echoes of the city’s industrial past with a forward-looking architectural vision.
